  • Desired condition (old or newly built) *Private Mortgage Insurance

*VA loans won’t approve distressed properties

I will prepare the

offer based on the price

and terms you choose. We have to make sure we ask the seller for "Direct Compensation from Seller". If you are not paying me(your agent) via direct pay of my compensation. 

First, I will be using my real estate tools such as: Comparative Market Analysis, RPR, RVM, Multi Listing Services (MLS). These tools will help me compare homes in the market and put the best offer.  With the support of my team, we understand the supply and demand. When we put an offer, we are negotiating. 

  •  Requesting contingencies such as home inspections, appraisal and repairs,
  • Asking the seller to help with closing costs or buy down rates
  • CREATING A STRATEGY, WE DO NOT MAKE MULTIPLE OFFERS,

MAKE THE FIRST OFFER THE BEST OFFER!

Congratulations! You're offer is accepted. Now what? 

 

  • Have all the documents ready and prepared 
  • For VA COE, VA loan approval, SS#,

phot ID, pay stubs , proof of earnings in the last 2 years

  • Accounts for savings and checking
  • Outstanding loan balance

such as auto loans, students loans, credit cards, alimony, child support

-Current address for the past two years


 *During the home buying process: DO NOT purchase furniture, spend big amount of money, buy a new car, max credit cards, close bank accounts/ credit cards, most importantly quit your job.

  • Have down payment and closing cost ready whether cash, check or money order.

During the Escrow, these steps are also essential:

  1. Home Inspection
  2. Get Homeowners Insurance
  3. Appraisal
  4. Title Search
  5. Loan Approval

7) Final Walk Through

 

  • Buyer will do the final walk through,  not agent.
  • Check if the the condition is in the same condition the day the offer was made.
  • Ensure that all repairs are made
  • Ensure that the owner and his belongings are vacated.

 



8) Prepare For Closing

If there are major problems, the buyer may delay the closing and ask the seller to fix the problems when the negotiations were made.

9)Closing

This is the transfer of

funds and ownership.

A title company or an

attorney typically acts

as an independent third

party to facilitate the

closing.

  • Escrow agents
  • Closing agents( Title company)
  • The lender
  • Attorneys if applicable
